Retail
In Stubbekøbing, the study area was the main shopping street Vestergarde, which runs parallel to the water and is home to the majority of the town's stores and shopping facilities. The survey took place on a snowy Thursday afternoon in early December. Apart from a few isolated pedestrians, the street was relatively quiet. In general, there are only a few stores on the street with a limited selection of eateries (2 restaurants, 1 pub and 1 café). Striking were the
many empty stores (see picture below left). Apart from the supermarket on the street and a large retail store (see picture above right), the stores were not very busy. The general design of the facades varied due to the partly historic buildings, although some of them did not appear very inviting. The presence of motor vehicles was perceived as very dominant, as the street takes up a large part of the traffic area and cars regularly drive along it. There are also many parking spaces along the street.
Impressions
In general, it can be said that there were no tourists in the town due to the low season and that footfall was therefore below average. The very prominent vacancy rate in the streetscape (see map below right) is due to the fact that the stores for daily needs are available, but for purchases that go beyond this, other places or online retail are preferred. The nearest town/larger municipality is around 30 kilometers away. In addition, the streetscape is characterized by a high level of residential use both on the first floors and, above all, on the upper floors. Therefore, the general streetscape is varied, but not very inviting for a regular stroll due to the lack of offers and uninteresting facades of residential buildings.
Findings
The survey area in Neustadt comprised the pedestrian zone Kremper Str. as well as the market square and Brückstraße, where the majority of the city's stores and shopping facilities are located. The inspection took place on a Tuesday afternoon at the end of November. The streets were heavily frequented, which was determined as part of a sample count. Within 15 minutes, 87 pedestrians crossed Brückstraße. The city centre of Neustadt is characterized by a large number of stores and service providers that use the first floor zones almost without gaps. The most frequented stores were the larger chains such as Rossmann, Ernstings Family and the Euro Shop. There is also a large department store on Kremper Str. (see picture above right). While Kremper Str. may only be used by pedestrians, with the exception of delivery traffic, Brückstraße is also open to general traffic and public transport. The larger open space on the market square was used on this day for a small weekly market with several stalls.
Impressions
Due to its function as a medium-sized center, Neustadt has a task to fulfill in terms of retail and the provision of services. This is achieved through the wide range of stores for daily and periodic needs. The stores vary from larger chains to smaller, owner-managed stores. Although there are some vacancies in the study area, these are significantly less pronounced than in Stubbekøbing. Some are also only seasonal, such as the vacancy of an ice cream parlor (see picture below right). In general, the façade design in Neustadt is very varied and the traffic calming also makes the city center very attractive for pedestrians. The adjacent market square complements this with a regional, temporary offer.
